Keep the next sale out of the housing model.
A shared ownership arrangement gives a wider network a veto over selling a house.
DE GermanyIn practice. A German network whose shared-ownership structure is designed to keep participating housing projects outside speculative resale.
What to keep in view
The model operates within a specific German legal and financial setting. It does not remove financing, maintenance, allocation or governance difficulties, or guarantee affordability everywhere.
Put the purpose into the ownership
Mietshäuser Syndikat links self-managed housing projects in Germany. A resident association and the wider network participate in a project company, with the structure intended to prevent a later sale of the property. The organisation's chronology dates its founding assembly to 1992 and the adopted name to 1993.
A long-term intention is expressed through decision rights. Residents retain local self-management while a wider participant can block disposal of the asset.
Local control, shared protection
Our reading: a community's present values do not automatically bind its future members. The Syndikat addresses that problem through ownership and a defined veto. The model is revealing as governance design, with financing and the applicable legal structure essential to its operation.
